The start of your journey

The talking stage

You submit the contract and entrust our team with your property. we ultimately become your trusted tenant and pay you a guaranteed rental payment every month. As we are your only tenant, you will only need to inquire with us and will avoid the burden of dealing with multiple (potentially difficult) tenants

The eligibility to use our service

We will only enter a contract if you have the correct insurance and if your mortgage (if applicable) allows you to do so under a management or commercial lease agreement. Our team will need to validate title deeds for proof of ownership and two documents verifying proof of your ID

The legal requirements

We require that all properties we manage adhere to current HMO legislation and guidelines. This includes HMO licensing, planning approval, HHSRH, fire safety, and following minimal national amenity standards for licensable HMO’s. This also includes an electrical certificate and an annual Gas Safe inspection which can be arranged by us for you

The inventory checklist

Inventories will need to be arranged before the start of any lease – this is a company requirement to ensure the protection of the contents and goods in your property.

The revamp to your property

We can decorate and furnish the property to meet our quality accommodation standards.

Tenants We Accommodate

We will find tenants and sublet rooms on an individual basis under our AST agreement which is contracted for a minimum 6-month period. Our team will provide professional management from the outset through our strict vetting procedure to house working professionals

The void period

We pay you rent even if the property is vacant, so there is no need for you to suffer the losses from voids, which is usually equivalent to 6 weeks of rent through traditional letting management

The utility arrangements

We cover all the bills (i.e., council tax, gas, electricity, water, WIFI, etc.) and have them transferred into our name

The maintenance and everyday duties

We manage the day-to-day maintenance and manage all tenant inquiries. We carry out quarterly inspections to ensure our tenants are keeping your property in good order. Any complaints will be handled by us and photographic monthly reports will be captured and sent by our cleaner

The disputes

We will handle all legal matters, such as evictions, court orders, and injunctions, without the need for your involvement unless absolutely necessary. If a tenant is being evicted and does not pay rent to us, it will not affect your monthly rent

The end of the lease or renewal stage

At the end of the lease term, we will return your property in the same condition, if not better. Please note, appliances will not be covered due to wear and tear. If you enjoyed using our service, we can always renew or extend the lease subject to our availability.
